ASW Hobart(ASWH)is a second-generation full-service Builder and boutique Real Estate Firm based in, and servicing, Philadelphia, PA. Whether building high-end residential spaces for its clients on the City’s most prestigious blocks, or constructing a well thought-out development project, the common denominator is always Quality.

Starting in 1979 as a home remodeling business, ASWH later evolved into a commercial construction management firm specializing in the conversion of historic industrial warehouses into luxury apartments. Today, lead by Sam Weiner’s obsessive attention to detail, ASWH is known for its ability to tackle some of the most complex projects with economical solutions. Luxury residential construction is quite different than commercial and development work. Sam Weiner’s diverse background in Construction and Real Estate over the past twenty years creates a unique approach that marries these respective categories. ASWH is an expert in Philadelphia’s housing, low-rise, and mid-rise building types and their particular characteristics, challenges, and flaws. When the most complicated aspects of a particular project are defined by ASWH, the proper labor pool is sought for that respective task. Through the various genres of work ASWH performs, it has access to a multitude of qualified and sometimes not so obvious subcontractors, tradespeople, craftsmen, & craftswomen that are willing and available to work within the logistical constraints of a large urban center. These teams are then engaged and combined with in-house talent. The end mission of this high-low method is to complete value-driven, well-thought-out buildings that have a true understanding of the specified materials and how they work together. Samuel Weiner is responsible for creating and implementing the vision and operational systems needed for ASW Hobart to succeed. Involved in Real Estate and Construction since January of 2002, Sam’s career started by buying, renovating, and selling single-family homes with his Father, Aaron, in Philadelphia. In addition to improving existing houses for resale, a portfolio of rental properties was established in some of Center City Philadelphia’s most popular outlying neighborhoods.Amid the financial crisis of 2008, Sam Weiner was forced to seek a different direction with his RealEstate career. Through a series of relationships, he met the founder of Iron StoneReal Estate Partners, a local Private Equity Firm.

Initially Iron Stone brought Sam onto be the Owner’s Representative of a 12-acre mixed-use redevelopment of an old hospital. That evolved into his role as Vice-President of Development. In that capacity, while continuing Owner’s Representation responsibilities at on-going construction projects, his role grew to oversee the entitlement process, permitting, design, and construct ability of the Company’s holdings. During this time, in cooperation with the Iron Stone partners, Mr. Weiner also headed-up a part of the business that went back to his roots. Iron Stone was repositioning distressed single-family homes in preparation to sell at top-of-the-market prices. In 2013, Sam started investing in small Real Estate projects again. Later in 2016, Sam amicably parted ways with Iron Stone to once again join forces with his Father’s Construction Company. He rebranded the building business into ASW Hobart Construction & Development. Today ASW Hobart is a leading high-end residential custom builder in Center City Philadelphia, and builds spec-homes, apartments, and commercial spaces for itself and other ambitious Developers motivated by Quality. A resident of Philadelphia, when not working, Sam spends a lot of time with his wife and two children, and still actively competes as a hockey goalie. He is a graduate of Germantown Academy and HobartCollege (part of his business’ namesake), both of which he enjoyed successful four-year tenures as a goaltender. Going into 2021, Samuel Weiner looks forward to focusing more attention on creating innovate whole-house custom renovations, constructing more multi-family units for itself and other Owners looking to build something better than status-quo, and raising third-party capital to expand its Real Estate portfolio.
